What's Most Important for Building Strong Appraiser-Client Relationships?

Top earners in the real estate appraisal profession are those who consistently bring in new clients. As you can see, the top two answers were “clear communication” and “credible results.” Survey respondents identified these two things as being the most essential for establishing and growing strong appraiser-client relationships. The other available answer choices were “competitive fees,” “quick turnaround times,” and “detailed report”; however, zero respondents selected those as being the most important.

Clear communication

Comments from those who selected “clear communication” as their answer choice included the following:

“Open communication between all parties involved in the appraisal process is the key to giving lenders the most credible results.”

“Clear communication is essential to establishing the scope of work, if there are any other clients involved. Investigate by asking specific questions pertaining to the property such as improvements, what and how long ago, permitted work, HOA, municipalities, etc. to be able to provide credible results for the final report.”

Credible results

Comments from those who selected “credible results” as their answer choice included the following:

“All the above answers are important, but without credible report results, none of the others matter.”

“Credible results are essential in building public trust. If a client has a problem with this, then they will no longer be a client.”

“Clear communication is important as well. Both the appraiser and client have to have known expectations of what page each party is on.”

Other

A small percentage of survey participants selected “other” and wrote in their own responses. One respondent pointed out that results must be both “credible and consistent” in order to establish strong relationships with your appraisal clients. So we might add consistency as another key element in relationship-building.

Taking the time and effort to build strong appraiser-client relationships is a great way to establish a good reputation and stand out from the crowd so that you can easily generate new business via client referrals and word-of-mouth. In addition to providing clear communication and credible results, other tips include:

  • Deliver reports on time
  • Go above and beyond

  • Always be ethical
